Miyawaki Forest Cost in India: What CSR Budgets Should Plan For in 2026

Most cost estimates for Miyawaki plantations are either too vague to budget with or too low to be real. Here's a transparent breakdown — per acre, per square foot, and per surviving tree — based on actual project data from Gujarat.

If you've searched for "Miyawaki plantation cost in India," you've seen numbers ranging from Rs 15 per square foot to Rs 150. The variation isn't because some vendors are cheap and others are expensive — it's because the quotes cover different things. One includes 5 years of maintenance. The other includes planting and a handshake.

This article breaks down the real cost of a Miyawaki plantation in India in 2026 — what each component costs, why it costs that, and what happens to your budget if you skip any of them. The numbers are based on our project data from Gujarat, cross-referenced with published costs from other Indian Miyawaki projects.

The headline numbers: cost per acre and per square foot

For a Miyawaki plantation in Gujarat/western India in 2026:

Metric Lower bound Upper bound Notes
Cost per sq ft (Year 1) Rs 35 Rs 60 Establishment only
Cost per sq ft (Years 2-5/yr) Rs 5 Rs 8 Maintenance & monitoring
Cost per acre (Year 1) Rs 15 lakh Rs 25 lakh ~3,000 saplings
Cost per acre (Years 2-5/yr) Rs 2 lakh Rs 3 lakh Watering, weeding, monitoring
5-year total per acre Rs 23 lakh Rs 37 lakh Full programme

These are Gujarat-based figures. Costs in Maharashtra, Karnataka, and Tamil Nadu are typically 10-20% higher due to labour and material costs. Costs in Rajasthan and Madhya Pradesh may be 10-15% lower. The ranges account for site-specific variables: soil condition, water access, species selection, and site size.

Line-item breakdown: where the money goes

A Miyawaki plantation has six cost components. Here's what each one covers and why it matters:

Component Cost (per acre) What it covers
Site assessment & planning Rs 50,000-1,00,000 Soil testing, topography survey, species selection, GCP eligibility check, plantation plan
Soil preparation Rs 3-5 lakh Land clearing, decompaction, biomass addition (rice husk, cocopeat), organic manure, pit digging
Saplings Rs 3-5 lakh ~3,000 native saplings across 30-50+ species, nursery raising, transport
Irrigation Rs 1-2 lakh Drip or sprinkler system, water source development (if needed), storage
Planting labour Rs 2-4 lakh Labour for planting, staking, mulching, initial watering
Monitoring setup Rs 50,000-1,00,000 GPS tagging, baseline photography, drone survey setup, reporting framework

The total Year 1 establishment cost: Rs 10-18 lakh per acre for the components above, plus implementation partner fees (project management, species sourcing, quality control) of Rs 5-7 lakh. This produces the Rs 15-25 lakh range.

The soil preparation component is what most vendors cut to reduce cost. Miyawaki's method requires deep soil decompaction and significant organic amendment — biomass, cocopeat, and manure mixed into the soil to a depth of 1 metre. Skip this, and the saplings can't establish root systems in degraded soil. The cost of soil preparation is the cost of giving 3,000 saplings a chance to survive.

Maintenance: the cost that determines whether you have a forest

Maintenance is the most under-budgeted component of CSR afforestation — and the most critical. Here's what it costs per year:

Year Cost per acre Activities
Year 1 Rs 3-4 lakh Weekly watering, weeding, mulching, staking, first survival count, gap replacement
Year 2 Rs 2-3 lakh Bi-weekly watering, weeding, second gap replacement, survival count
Year 3 Rs 1-2 lakh Reduced watering (dry spells only), weeding as canopy closes, survival count
Year 4 Rs 50,000-1,00,000 Monitoring only — canopy closed, annual count + canopy measurement
Year 5 Rs 50,000-1,00,000 Final monitoring, GCP verification, BRSR report compilation

Total 5-year maintenance: Rs 7-11 lakh per acre. This is on top of the Year 1 establishment cost. The total 5-year programme cost: Rs 23-37 lakh per acre.

The cost curve is steep in Year 1 and flattens by Year 3. This is by design — the Miyawaki method front-loads maintenance to build the soil, establish root systems, and close the canopy. By Year 3, the closed canopy retains soil moisture and suppresses weeds, reducing maintenance to monitoring only.

If a vendor quotes you a Year 1 cost without maintenance, ask: "What happens in Year 2?" The answer determines whether your Rs 20 lakh produces a forest or a ghost plantation. Read our article on plantation survival for more on why maintenance is the difference.

Cost per surviving tree: the only metric that matters

The per-tree cost at planting is a misleading metric. What matters is the cost per surviving tree at 5 years — the cost that produces a forest, not a planting event.

Method 5-yr cost/acre Trees planted Survival at 5 yrs Cost/surviving tree
Miyawaki Rs 30 lakh 3,000 85% (2,550) Rs 1,176
Conventional (no maintenance) Rs 5 lakh 100 35% (35) Rs 14,286
Conventional (with maintenance) Rs 9 lakh 100 60% (60) Rs 15,000

The conventional plantation costs less per acre but dramatically more per surviving tree — 12x more. This is because the survival rate is so much lower that the few surviving trees carry the entire cost. The Miyawaki plantation's higher density and higher survival rate produce a lower cost per surviving tree, even though the per-acre cost is 6x higher.

For CSR teams, this is the number to take to your finance department. "Rs 30 lakh for 2,550 surviving trees" is a budget line. "Rs 5 lakh for 35 surviving trees" is a waste.

Real project costs: benchmarking against published data

Our cost ranges are grounded in real project data. Here's how they compare to published costs from other Indian Miyawaki projects:

Project Area Published cost Cost per acre
IIT Kanpur (Bajaj Electricals) ~0.7 acre Rs 36 lakh ~Rs 51 lakh
SGSITS Indore (HDFC) ~1 acre Rs 25-30 lakh (5-yr) Rs 25-30 lakh
Gardenia / SPEC India (Makarba) 5.1 acres Project data Rs 25-30 lakh (5-yr)
LT Finance Maharashtra Multiple sites Rs 20-25 lakh/acre Rs 20-25 lakh

The IIT Kanpur project is at the higher end — likely due to the smaller area (fixed costs spread over fewer acres) and the specific site conditions. Our 5.1-acre SPEC India project sits in the middle of the range, which is consistent with the economies of scale that come from a larger site.

If a vendor quotes significantly below Rs 15 lakh per acre, find out what's being cut. The most common answer: soil preparation, species diversity, and maintenance. Use our 12-point vendor checklist to evaluate what's included.

What changes the cost: five variables

1. Site size.

Larger sites have lower per-acre costs because fixed costs (site assessment, irrigation setup, monitoring setup) spread across more acres. A 0.5-acre project will cost more per acre than a 5-acre project.

2. Soil condition.

Heavily degraded soil requires more biomass, more decompaction, and more organic amendment. Rocky or lateritic soil costs more to prepare than loamy soil. A soil test before quoting is essential.

3. Water access.

If the site has no existing water source, developing one (borewell, tanker supply, pipeline) adds Rs 1-3 lakh. Drip irrigation is more expensive upfront but cheaper to operate than manual watering.

4. Species selection.

Rare or slow-growing native species cost more than common nursery stock. A 50-species polyculture costs more than a 15-species mix. But species diversity is what makes a Miyawaki forest a forest — not a plantation.

5. Geographic location.

Labour costs vary by state. Material costs (cocopeat, biomass, saplings) vary by region. Transport costs increase with distance from the nursery. A project in remote rural Gujarat costs more to maintain than one in Ahmedabad.

How to budget: a CSR team's planning checklist

If you're planning a Miyawaki plantation for CSR, here's how to build the budget:

  • Step 1: Determine the site area. If you don't have a site yet, budget for 1 acre as a pilot and scale later.
  • Step 2: Multiply by Rs 15-25 lakh per acre for Year 1 establishment. Use the lower bound for sites over 3 acres with good soil; the upper bound for small sites or degraded soil.
  • Step 3: Add Rs 2-3 lakh per acre per year for Years 2-5 maintenance. This is non-negotiable — without it, the Year 1 investment is wasted.
  • Step 4: Add Rs 50,000-1,00,000 per acre for GCP registration and monitoring setup (if you plan to register for Green Credits).
  • Step 5: Add a 10-15% contingency for site-specific variables discovered during the soil assessment.
  • Step 6: Structure the budget as a 5-year commitment with annual disbursements. The CSR Committee approves the total; finance releases funds annually against milestones.

For a 1-acre pilot: budget Rs 30 lakh over 5 years (Rs 20 lakh Year 1, Rs 2.5 lakh/year Years 2-5). For a 5-acre project: budget Rs 1.25-1.5 crore over 5 years (Rs 80-100 lakh Year 1, Rs 10-15 lakh/year Years 2-5).

Cost optimization without cutting survival

There are legitimate ways to reduce Miyawaki costs without compromising survival. There are also false economies that look like savings but produce ghost plantations. Knowing the difference is the CSR team's job.

Legitimate: scale up.

A 5-acre project costs less per acre than a 0.5-acre project. Fixed costs (site assessment, irrigation setup, monitoring infrastructure) spread across more acres. If your CSR budget allows, a single larger site is more cost-effective than multiple small sites.

Legitimate: phase the project.

Plant 1 acre in Year 1, another in Year 2. This spreads the establishment cost across fiscal years and lets you demonstrate Year 1 survival before committing to expansion. The maintenance cost for Year 1's acre decreases as the canopy closes, overlapping with Year 2's establishment costs.

Legitimate: local species sourcing.

Sourcing saplings from local nurseries rather than transporting from distant suppliers reduces cost and improves survival (locally raised saplings are adapted to the climate). A vendor with a local nursery network will always be cheaper than one who flies saplings in.

False economy: reduce species count.

Cutting from 50 species to 15 saves on sapling costs but reduces biodiversity. A monoculture with a polyculture label is not a Miyawaki forest — it's a conventional plantation at Miyawaki prices. The species diversity is what builds a resilient, multi-layered ecosystem.

False economy: skip soil preparation.

Soil preparation is 20-30% of the establishment cost. Cutting it saves Rs 3-5 lakh per acre — and reduces survival by 30-40%. The cost per surviving tree goes up, not down. Our soil-to-canopy methodology documents why this stage is non-negotiable.

False economy: cut maintenance to 1 year.

One year of maintenance is not enough. The second monsoon is the critical test — saplings that survive two monsoon cycles are statistically likely to survive to Year 5. Cutting maintenance to 1 year saves Rs 4-8 lakh per acre and loses 30-50% of the trees.

The cheapest Miyawaki forest is the one that survives. Every cost-cutting decision should be tested against one question: does this reduce the cost per surviving tree at 5 years, or does it reduce the number of surviving trees?

Frequently asked questions

How much does a Miyawaki forest cost per acre in India?

A Miyawaki plantation in India costs Rs 15-25 lakh per acre for establishment in Year 1 and Rs 2-3 lakh per year for maintenance in Years 2-5. The total 5-year cost ranges from Rs 23-37 lakh per acre. Costs vary by region, soil condition, water access, and species selection.

How much does a Miyawaki forest cost per square foot?

A Miyawaki plantation costs approximately Rs 35-60 per square foot for establishment (Year 1) and Rs 5-8 per square foot per year for maintenance (Years 2-5). This is based on ~3,000 saplings per acre at Rs 15-25 lakh establishment cost.

Why is Miyawaki more expensive than conventional plantation?

Miyawaki uses 30x higher planting density (~3,000 saplings per acre vs ~100 for conventional), requires intensive soil preparation with biomass and organic amendments, uses native polyculture species (more expensive than common nursery stock), and needs 2-3 years of active maintenance. The higher upfront cost produces 90%+ survival vs 50-60% for conventional, making the cost per surviving tree competitive.

Can CSR funds be used for Miyawaki plantation maintenance over multiple years?

Yes. CSR funds under Section 135 can be committed to multi-year projects. The CSR Committee can approve a 5-year project with annual disbursements. The key requirement is that the activity qualifies under Schedule VII (environmental sustainability) and the spending is disclosed in the annual CSR report. Ongoing maintenance is a legitimate CSR expenditure.
